The design process for the 300m tower is predicated on finding the most efficient solution to the demands presented by building typology, program and site constraints. Starting with ideal proportions for high end residential and hotel units and an efficient structural system for high rise construction, the form was modified for visibility, view corridors, connectivity, and iconography. The hotel and residential units are pushed slightly off axis, and rotated on an angle at the corners providing panoramic, river views for every unit. Of equal importance to views out of the tower, is the visibility from its urban context. The reorientation of the tower for visibility creates dynamic faceted corners that address each of the key view corridors through Belgrade and from the Sava River. A focus on sustainability provides immediate benefits to people, planet and profit. Ideal orientation slightly east of south reduces solar gain and cooling loads. A delicate shingled rain screen evokes the flowing Sava River, fostering visual intrigue and aesthetic beauty while improving energy performance. Rainwater collection and on-site energy generation are explored as methods for reducing impact on the Ecosystem.

Designed through client and site constraints, the mixed use center builds around a main pedestrian street that bisects the site. Featuring office and residential towers, and a prominent bookstore, the street creates a buffer for programmatic activity while enhancing maximum visibility and use. A pedestrian plaza is created at a key node to further enhance activity and the public realm. The towers are oriented to provide the best views towards the surrounding environment and ocean.
